Project Description
The building is located in a consolidated area of Providencia. 7 floors high, the medium rise building is in front of some old oriental plane trees towering over 20 meters high.
The new master plan of the area raises the possibility of increasing the floor area of the building from the second floor up, which generates a gap where the larger volume is separated from its supports under the second floor. The volume is designed with a concrete frame that attempts to integrate the treetops. The project seeks to destroy the classic overlapping of plans, breaking the scheme with two typologies that are displayed differently to the street. Towards the corner, the single floor apartments overlap, and towards the party wall, duplex apartments are stacked, giving the facade a play of heights.
The single floor apartment typology has been grouped around an inner linear kitchen, designed as a cabinet. This piece of furniture is opened or closed by glass sliding doors that integrate it or separate it from the living-dining room as required.
The duplex apartment typology integrates both levels through the staircase, which on the second floor becomes a piece of furniture.
Grass covered terraces have been laid out on the roof, which helps to lower solar radiation outwards, while at the same time insulates the interior of the apartments. To the south, we have designed an enameled steel lattice where climbing vines cover the air conditioning facilities.
As to materiality, the building has a reinforced concrete structure, which has been treated on the outside with an insulating facade composed of a 20mm layer of Aislapol, and clad in cement plates. The frame that faces the trees is made of hammered concrete, and the walls of the base are clad in black slate. The floors of the apartments, terraces, and common areas have been designed with a porcelain wood flooring, which gives continuity and fluidity.
The building is designed in such a way as to avoid having a fixed point concierge. The safety of the building is designed through technical surveillance, an adequate access control system, and an integrated IP phone system with CCTV. The hall becomes a waiting area and living room without the classic concierge desk.
